TWO Melbourne homes have sold strongly after passing in under the hammer on the Labour Day weekend, while a block of 10 apartments soared half a million dollars over reserve.
A 126-year-old Hawthorn East home topped $3 million in a post-auction negotiation, with local downsizers winning the keys.

A rare Fitzroy property set on 860sq m also found a buyer after failing under the hammer — for $225,000 more than it passed in for.
In St Kilda, two investors battled it out for a rental goldmine — a boutique building with 10 tenanted apartments — while a woman who up and left the UK after Brexit secured a townhouse in Newport.

18 CARLYLE ST, HAWTHORN EAST
SOLD FOR $3.05 MILLION
THIS 1891 home sold after auction to secure a future that will see its classic character live on.
Two bidders took the price from $2.45 million up to $2.925 million, where the four-bedroom Victorian passed in.
Kay & Burton Hawthorn auctioneer Walter Dodich said it sold soon after to the highest bidder — a local couple who will “live in it as is”.
“It was a good scale down for them as they were coming from a much bigger home,” he said.
“They liked the period features too.”
Mr Dodich said some buyers, including the underbidder, had eyed the 126-year-old property for its potential for a knockdown rebuild.
The updated home on 710sq m has an extensive single-level floorplan with three bedrooms, a large study, a library, two bathrooms and a modern kitchen. A self-contained studio at the rear includes a gym.
The home features period detailing including Baltic pine floors and leadlight, but it does not have a heritage overlay.
Mr Dodich said demand for the home’s Hawthorn East pocket was strong.
“These days around that location you wouldn’t find much under three million,” he said.
NORTH
13 ALISTER ST, FITZROY NORTH
SOLD FOR $2.875 MILLION
A POST-auction negotiation added $225,000 to the price of this “urban oasis”, after it passed in at $2.65 million.
Nelson Alexander Fitzroy’s Michael Fry said the five-bedroom house on a substantial block of about 860sq m sold to the lone bidder — understood to be a family relocating from overseas.
CoreLogic records show home last sold in 1991 for just $130,000.
SOUTH
1-10/80 CHAPEL ST, ST KILDA
SOLD FOR $6.7 MILLION
TWO investors “went hammer and tong” for this boutique block of 10 one-, two- and three-bedroom renovated apartments, Advantage Property Consulting director Frank Valentic said.
The pair pushed the sale price at least $500,000 over reserve — both keen to secure the fully tenanted building for its strong rental returns of about $320,000 per year.
WEST
1/19 PERCY ST, NEWPORT
SOLD FOR $1.05 MILLION
A WOMAN who had moved to Melbourne from the UK to escape the uncertainly caused by Brexit outlasted a buyer’s advocate to win the keys to this modern townhouse.
Village Real Estate director Huss Saad said she “knocked out the competition” with a $50,000 bid that took the three-bedroom property $75,000 over reserve to sell for $1.05 million.
