A YOUNG couple who wanted to get out of their unit and into a family home won a Dulwich Hill house — but only after the auction “went crazy”.
The detached three-bedroom house on a 278sq m block at 80 Beach Rd sold for $1.7 million — $200,000 above reserve — after 20 bidders registered.
“It was a massive auction,” Ray White Petersham agent Nicholas Arena said.
“It just went crazy.”
Investors, upgraders and downsizers all loved the home’s lockup carport and neat interior.
“It was in pretty good nick,” Mr Arena said.
It was also close to the train station and Dulwich Hill shops.
Bidding had opened at $1.35 million, with upgraders from Chiswick eventually winning the day.
More than 140 groups had inspected the property and 30 contracts were issued.
The price guide had been $1.4 to $1.45 million.
In Leichhardt, investors beat an owner-occupier to a one-bedroom unit at 4/91B Balmain Rd.
They paid $513,000, which was $13,000 above the reserve.
“It was one more for their portfolio,” Ian Dawson of Callagher Estate Agents said. Five people had registered, with three active.
“We’re certainly seeing more investors at the lower end but also at the upper end,” Mr Dawson said.
In Lilyfield, a three-bedroom warehouse at 4 White St sold for $1.73 million — $30,000 above reserve — through BresicWhitney agent Matthew Carvalho.
There had been six registered bidders, with four active on the day. It sold to a local builder who plans to redevelop and resell it.
Bidding had started at $1 million and then it went up in $200,000, $100,000 and $10,000 bids.
Mr Cavalho had been offering a $1.6 million price guide. He distributed 20 contracts and there were 94 inspections.
The warehouse — 330sq m internally on a 258sq m block — had last traded for $1.15 million three years ago.
The vendors had left Sydney and hadn’t had the time to redevelop it.
In Drummoyne, a three-bedroom home on a 518sq m block at 118 Thompson St sold for $2.6 million — $100,000 above reserve — through LJ Hooker agent Ben Horwood.
There had been four registered bidders. Bidding opened at $2.4 million.
